Paint Lasts Exactly as Long as the Surface Under It Was Prepared
Interior and exterior coatings on stucco, masonry, wood, and metal, specified by substrate and applied inside the surface temperature and recoat windows the product actually requires. In this climate the coating almost never fails in the can. It fails at the bond line.
Every argument about paint comes back to one figure nobody writes on a proposal: how much of the labor went in before the finish coat. Preparation is not the part that precedes the work, it is the work. A coating holds on by mechanical and chemical bond to whatever sits directly under it, so the film is only ever as permanent as that layer. Chalk left on a sun-beaten elevation is a powder release agent, and a fresh coat rolled over it bonds to dust rather than to the wall. A hard enamel that was never dulled gives a new coat nothing to grip. Grease over a range hood, sprinkler mineral deposits along the lower band of a west wall, and construction dust on new drywall all do the same thing by different routes. So prep gets written as scope with the steps named: wash and let the wall dry back to a moisture condition the coating can accept, scrape and feather every failed edge back to sound material instead of coating over a lifting shell, dull hard sheens, spot prime every bare area, and repair the substrate itself before anyone opens a finish can. When one proposal lands well under the others, this is almost always where the hours came out, because it is the only part of a paint job that cannot be inspected once the job is finished.
Substrate decides the primer, and the primer decides whether the finish coat ever had a chance. Bare stucco and fresh masonry are alkaline and thirsty, and a finish coat applied straight to them gets attacked from behind and pulls unevenly across the surface, so a masonry primer suited to high pH goes on first and new work is given its cure before anything is applied over it. A previously coated wall is a different problem. The question there is not what the wall is, it is what is already on it and how well it is holding. Failed elastomeric, an aged oil finish, a builder coat sprayed thin over unprimed stucco, and a wall that has been recoated more times than anyone can remember each take a different bonding primer, and the honest way to settle it is an adhesion test on the actual elevation rather than an assumption made from the driveway. The other substrate nobody counts is sealant. The caulk and sealant joints at windows, doors, penetrations, dissimilar materials, and control joints are the moving parts of an exterior, and they are where water gets in long before the field of the wall gives up. Painting over a split joint hides it for a season. We rake failed sealant out, size the joint, use backer rod where joint depth calls for it, and specify a sealant chemistry rated for the movement and the exposure instead of running a tube of painter's caulk around the whole building because it is fast.
Application is where craft shows, and it is mostly a question of film build and edges. Spray moves material quickly and lays an even film across stucco, block, and heavy texture where a roller cannot reach the valleys, but spray alone on a porous exterior can bridge over texture rather than wetting into it. Back-rolling behind the gun is what drives the coating into the surface and produces a bonded film instead of a skin, and on a first coat over stucco it is not optional. Interiors run on different priorities. Sheen is a performance specification before it is a look: in medical, dental, veterinary, and food service spaces, and in any corridor that gets wiped down nightly, a washable eggshell or satin outperforms a flat that burnishes the first time somebody cleans it, and the sheen gets chosen against the cleaning protocol the space actually uses. Trim, doors, and casework are what gets judged at arm's length, so they get their own treatment: filled and sanded, a bonding primer where the existing finish demands one, a waterborne enamel that levels and cures hard enough to take a door closing against a stop, and cut lines that are straight because the line was cut rather than because tape was trusted to do the thinking. Containment, masking, dust control, and a written re-occupancy sequence belong in the scope on occupied homes and operating businesses, since the point of a commercial repaint is that the business is still open on Monday.

The sun picks the south and west elevations and works on them first

Ultraviolet exposure and surface heat are what actually age a coating here, which is why a building almost never fails evenly. A north elevation can still look serviceable while the south and west faces are fading, chalking, and losing film. Dry to the touch is not cured, and a monsoon burst does not care
Annual precipitation here is 8.70 inches, and July through September deliver 4.59 inches of it, roughly 53 percent of the year, in short violent bursts inside the monsoon window of June 15 - September 30, per National Weather Service El Paso climate normals, period of record 1879 - 2024. A coating runs on two clocks: the time until it is dry to the touch and the time until the film has cured enough to shed water. In desert air the first clock runs fast and the second one does not speed up to match, and that gap is the trap. A wall that felt dry an hour ago can still be soft enough that a hard burst washes the coating off in runs, streaks it down into the stucco texture, or leaves a surfactant bloom that has to be washed and recoated. Low humidity plays the same trick on the applicator from the other direction: it shortens open time, so the wet edge closes faster than a crew trained in a humid market expects and every lap shows in raking light. The answers are procedural rather than heroic. We read the forecast against the manufacturer's published dry and recoat windows for the specific product, we stop coating an elevation with real margin left in the day, and we do not open a wall we cannot carry to a natural break. Stucco is the regional substrate, and hairline cracking is movement rather than failure
Most of the exterior wall area in this city is stucco, which means most painting questions here are really stucco questions. Hairline cracking across a stucco field is normal thermal and shrinkage movement, not a report that the wall is failing, and treating every hair as a defect produces over-repair that reads worse from the curb than the cracks did. Put the same product on a wall taking water from a failed parapet, a missing kickout, or grade sitting against the stucco, and the film holds that moisture behind it, so the wall blisters and comes off in sheets instead of weathering. A quality acrylic stays the more forgiving system on a sound wall, breathes better, and recoats more easily years from now. Neither answer is universal, so we settle it on the wall in front of us and we write down why.

Pre-1978 gets settled in writing, before a scraper touches the wall
Homes built before 1978 are presumed under the EPA Renovation, Repair and Painting Rule to contain lead-based paint, and disturbing painted surfaces in one, which is precisely what scraping, sanding, and pressure washing prep does, requires an EPA-certified firm and certified renovator work practices. In El Paso that is not an edge case. The median home construction year is 1984, about 4.7 percent of the stock predates 1940, and another 24 percent was built between 1940 and 1969, which puts a large share of this city's houses on the wrong side of that date. Acrylic is the more forgiving long term position on a wall that is not moving much, it breathes better, and it recoats easily later. The decision we will not make is picking the system before diagnosing the water. Whichever way it goes, the reasoning goes into the written scope, not just the product name.
Why did my paint fail on only one side of the house?
Because the elevations do not get the same exposure, and because the failure mode tells you which problem you actually have. Fading with a powdery surface that leaves color on your palm is chalking, the binder breaking down under ultraviolet exposure, and it is a preparation obligation on the next job rather than a defect in the wall. No, and it should not surprise anyone involved. What changes is method. Sheen is chosen against how the surface will be cleaned, not off a color card. On timing, dry to the touch, ready for light use, and fully cured are three different points, and scrubbing a wall before the film has cured is one of the more common ways a new finish gets ruined in its first month. The re-occupancy sequence goes into the scope: which areas release when, what can be touched, and when normal cleaning can resume.
