A Built-In Is Decided Before the Drywall Closes

Media walls, cabinetry and casework, floating shelves, fireplace surrounds, and bar millwork, engineered behind the wall before anyone judges the face of it. The Work

Everything a client evaluates in a finished built-in, the reveal between two doors, the grain running across a bank of drawers, a shelf that appears to come out of the wall with nothing holding it, is downstream of a decision made weeks earlier about what is inside that wall. Blocking is the item. Flat, continuous backing fastened across or let into the studs at the exact elevations the assembly will need, installed while the bays are still open. Studs land where the framer put them, 16 or 24 inches apart, and a media wall does not care. A display mount, a cabinet hanging cleat, a floating shelf, and an anti-tip anchor each want solid material at their own height and their own left-to-right position, and once the rock is up the honest choices are opening it again or moving the design to wherever the framing happened to be. The second half of that decision is load path, and it is the half people underestimate, because a wall-hung run or a floating shelf is not carrying weight straight down, it is levering it. A deep shelf loaded toward its front edge tries to rotate off the wall: the top fasteners go into tension while the bottom edge crushes into the substrate, and the deeper the shelf the harder it pulls. That is why a real floating shelf gets steel rod or a welded plate mortised into the blank and bolted through backing into blocking, why a long span gets a continuous ledger rather than a pair of lucky studs, and why a tall bookcase gets an anchor to the wall whether or not anyone plans to climb it.

Cabinet depth is set by the equipment, and equipment depth is set by what plugs into the back of it. A receiver sits deep on its own, then a stiff HDMI plug and its bend radius add knuckle behind it, and a compartment drawn to the appliance dimension leaves a cable fighting the back panel. Heat is the same story told later. A closed cabinet with a solid back and one hole drilled in it is not ventilated, it is a chimney with the top capped: warm air stratifies at the top of the compartment, gear throttles or shuts itself off in the middle of a movie, and the client concludes the equipment is failing. Real ventilation is a low intake and a high exhaust with a path between them, sized openings rather than a decorative grille chosen for looks, glass doors accounted for, and where a fan is warranted it is specified rather than added later with double-sided tape. Pathway is settled in the same drawing. Conduit stubbed from the equipment location to the display location and to wherever the design might reasonably go next, a pull string left in place, service loops coiled where they can be reached, and low-voltage cable routed with separation from power rather than zip-tied alongside it. That work is ours to perform. Texas Occupations Code 1305.003 exempts low-voltage work from electrician licensing, and the exemption covers Class 1, Class 2, and Class 3 remote control, signaling, and power-limited circuits, optical fiber cable, and communications circuits including their raceways. So our team runs structured cabling, speaker wire, HDMI and AV pathways, network drops, and control wiring on the same schedule as the carpentry, while the wall is open, instead of waiting for a separate visit that arrives after it is closed. The other side of that line is just as firm: a new outlet behind the display, a dedicated circuit for the equipment, a receptacle relocated out from behind a cabinet gable, anything on a branch circuit, is line-voltage work performed by the licensed electrical trade, coordinated and scheduled under Sage's management.

Then there is the part that decides whether the finished piece reads as furniture or as a box pushed against a wall. Rooms are not square. Walls belly and lean, floors run out of level over the length of a long run, and ceilings drop toward the middle of a span. A cabinet built dead square to those surfaces opens a wedge of daylight at the wall, which is why every contact point carries a scribe allowance: extra material on stiles, fillers, and toe kicks that gets cut to the actual surface on install day rather than assumed away at the shop. We measure the opening, check the diagonals, and shoot the floor before anything is cut, because that is the difference between scribing a sixteenth and improvising a filler in front of you. Material behaves too. Wide flat areas go to veneer core panel rather than glued-up solid stock, panels float in their frames instead of being glued captive, and grain is planned as a whole: doors and drawer fronts sequenced from the same flitch so the figure runs across the assembly, not gathered from whatever came off the stack. Paint-grade and stain-grade are two different builds, not two colors, because a paint-grade face wants a substrate that will not telegraph grain through the film while a stain-grade face wants species and cut selected before a single part is machined. The finish schedule gets the same written treatment as the joinery: sanding sequence, sealer, sand between coats, sheen, how many topcoats, what is sprayed under controlled conditions versus what has to be touched up on site after scribing, and an approved sample on your actual species viewed in your actual room before production starts.

The months when nothing works outside are the months this work belongs in

El Paso averages 26 triple-digit days a year, and they arrive in a cluster: June carries 45.1 percent of them, July 34.6 percent, and August 15.7 percent, per National Weather Service El Paso climate normals, period of record 1879 - 2024. Sage sequences exterior scopes into February - May and October - December and moves interior scopes into June - August. Built-ins are the clearest example of why that calendar exists rather than a rule we apply grudgingly. Most of the work happens off site in a controlled space, the on-site days are short, and the scope has no exposure to a monsoon afternoon. Summer does change one thing, and it is worth saying out loud: a house in the middle of a renovation often has no conditioning running, and an unconditioned interior in June is a heat environment even though it has a roof over it. That matters for the crew, and OSHA's Heat-Related Hazards National Emphasis Program, revised April 10, 2026, is the reason we run a written heat illness prevention plan with work-rest thresholds and five-day acclimatization for interior work as well as exterior. It also matters for the finish, because a hot interior flashes solvent off faster than the film wants and changes how a coat lays down. On summer installs we get the space conditioned before finish work starts, or the finish work waits.

Dry air moves your wood before it ever reaches the wall

El Paso takes in 8.70 inches of precipitation in an average year, per National Weather Service El Paso climate normals, period of record 1879 - 2024, and the interior air that follows from that climate is drier than the air almost any lumber or panel product was stored in before it got here. Wood does not care where it was milled, it equilibrates to the room it ends up living in, and it does that by shrinking across the grain. A wide solid panel that arrived at a comfortable moisture content in a humid market gives up water in an El Paso house and shows you the result as a cupped door, an open panel joint, or a hairline gap where a scribe used to be tight. The craft answers are old and unglamorous: acclimate material in the conditioned space before parts are cut, use veneer core panel for wide flat areas instead of glued-up solid stock, let frame panels float rather than gluing them captive, plan grain direction so movement runs where there is room for it, and finish all six sides including backs and shelf undersides so the piece exchanges moisture evenly instead of curling toward the dry face. Winter is when the bill comes due, because heating drops indoor humidity further, so a joint that opens in January was actually decided by how the piece was built in June. That is exactly the kind of thing that separates work built for this desert from work built to a catalog specification written somewhere else.

Cutting into a painted wall in an occupied El Paso home

A built-in almost always means opening a finished wall: locating or adding blocking, chasing a pathway, pulling baseboard and crown, and patching back. El Paso's median home construction year is 1984, with about 4.7 percent of the stock built before 1940 and 24 percent between 1940 and 1969, and another 42 percent built from 1970 to 1999, a bracket that straddles the line that matters. Homes built before 1978 are presumed under the EPA Renovation, Repair and Painting Rule to contain lead-based paint, so the age of the house is not something to eyeball from the driveway, it is something to establish. We identify it during the Risk Review, before a date is on the calendar, and where the rule applies the work that disturbs those surfaces is performed by an EPA-certified firm, with containment, work practice, and cleanup verification written into the scope rather than improvised on the morning crews arrive. The same discipline pays off in houses and offices where the rule is not in play, because this work happens in rooms people are still using. Plastic and zipper doors around the work area, HEPA vacuum at the tool rather than a shop vacuum spraying fines back into the room, floor and path protection from the door to the wall, and a space put back in usable condition at the end of each day. The blocking plan is a drawing you approve, not a conversation on site

Sage's complimentary 48-hour Risk Review produces a written deliverable, and on this scope it is specific: an inventory of the equipment you actually own with its real depth, the display size and the seated viewing height it sets, the blocking elevations that follow from both, the pathway routes and where the conduit stubs terminate, the ventilation strategy for the closed compartments, what is behind the wall in terms of structure and existing services, and whether the design needs a new circuit that has to be roughed in and inspected before anything closes. That document is aimed straight at how these budgets break. One municipal license on the job, and a clean line through the wiring

Texas issues no statewide general contractor license, so the credential that governs your address is the municipal one. For planning, the City's FY2026 Schedule C sets a trade base fee of $110, a single-trade permit at about $116 including the technology fee, a two-inspection permit at $160, demolition at $115, and residential plan review submittal at $200, with plan review running 2 - 10 days. We do not publish figures, because two assemblies of the same width can land far apart. Power is a different license and we do not blur it. My equipment overheats and shuts off inside the cabinet. What is actually wrong?

Almost always the compartment, not the gear. Heat rises and then has nowhere to go, so warm air stacks at the top of the enclosure, recirculates, and the equipment protects itself by throttling or shutting down. A solid back with one hole drilled through it does not fix that, because ventilation is a path, not an opening: air has to enter low, cross the equipment, and leave high, through openings sized for the load rather than chosen for how the grille looks. Glass doors make it worse by trapping radiant heat, and a compartment drawn to the appliance dimension pinches the cable bend behind it and closes off what little rear plenum existed. The durable fixes are decided at design. Give the compartment real intake and exhaust, leave depth behind the equipment for plugs and airflow, specify a thermostatically controlled fan where the load justifies one, or move the equipment to a location where air moves freely and run pathway back to the display, which is exactly what a conduit stub is for. On an existing cabinet we can usually open a proper intake and exhaust and rework the back, and we will tell you honestly when the compartment is simply too small for what is being asked of it.

We are remodeling. When do built-ins have to be decided?

Before drywall, which is earlier than most people expect and is the single most useful thing on this page. Blocking, low-voltage pathway, and any new circuit are all pre-close decisions, and the sequence is fixed: lay the design out on the open framing, install backing at the elevations the drawing calls for, run pathway and cabling, have the licensed electrical trade complete its rough-in, pass inspection, then close the wall. Deciding the cabinetry after paint means the design bends around whatever framing happens to be there, or the wall gets opened and patched, and a patch in a freshly finished room is rarely invisible. If your wall is already closed, it is not a lost cause. We locate existing framing, open the minimum area needed for backing and pathway, patch and finish it properly, and where a run is genuinely impractical inside the wall we design a chase into the millwork itself so the cable is concealed by the built-in rather than buried behind it.

Will the new built-in match the woodwork already in my house?

Close is achievable, identical is usually not, and the honest answer up front prevents a bad conversation at the end. Existing woodwork has been aging under ultraviolet and dust for years, so a fresh batch of the same species with the same stain starts out a different shade even when everything else is correct, and the older it is the wider that gap. Species and cut also drift, since what a mill sold as a given wood decades ago is not necessarily what carries that name today. So we work from samples rather than promises: sample panels made from your actual species and cut, finished with the exact schedule we intend to use, and viewed in your room in daylight and under the lamps you actually turn on, approved before anything is machined. Within the new work itself, matching is a build decision, and we sequence doors and fronts from the same flitch so grain and color run across the assembly instead of resetting at every opening. Where a true match matters more than anything else, the two remaining paths are refinishing the existing work so both age from the same starting point, or designing the new piece as a deliberate contrast, and we will say which one we would choose in your room.
