House Rehabs for Investors and Flippers in El Paso
Sage Intelligence is a general contractor in El Paso, Texas that rehabs houses for investors, flippers and landlords. Each house is walked, then written up line by line as a scope you approve before work starts, with one point of contact and dated photo updates.
Who does Sage rehab houses for?
Investors who buy a house in El Paso County to rehab and sell it, owners who rehab a house before renting it out, and buy-and-hold owners who want every house done to the same written standard. One house or several, each one gets its own walkthrough and its own written scope.
A flip and a rental ask different things of a rehab. A flip is scoped for the buyer who walks it at the showing: the kitchen, the baths, the floors, the paint and the curb. A rental is scoped for the years of tenants ahead: finishes that clean up between tenants and stand up to wear. Saying which one the house is up front lets every line of the scope be chosen for it.

One point of contact for the whole house
Trade work on a rehab carries its own City permits, on a schedule Sage coordinates, so you keep one point of contact for the whole house.
How does a rehab with Sage start?
With the address and a few photos. Sage calls you within one business day for the complimentary consultation, and your written first read follows within 48 hours of the call. It is not a price and not a final answer, and it can tell you which City rules the rehab touches. Because it starts from photos and the address, it can start before you close.
Then the house is walked. The paid on-site Feasibility Audit, with its fee given by phone, is a walkthrough of the house room by room and outside, with measurements, photos and written notes on what can be seen, and it confirms the permit path for the address.
Pricing is a phone conversation with Sage. Scope Lock then fixes the scope and the investment in writing before work starts.
What does a written rehab scope list?
Every item the rehab covers, one line at a time, room by room and outside: what comes out, what is repaired, what is replaced, and the finish or product chosen for it. What the scope leaves out is written down too, so nobody has to guess what was included.
The scope is written for your records as well as for the work. When the house sells or a tenant moves in, you keep a line-by-line list of what was done to it, with the dated photos that go with it.
Nothing is added without your signature, under the Sage Standard called Changes You Approve. If the house turns out different from what could be seen on the walkthrough, the change is written up first, and the added work waits for your OK.
How do I follow a rehab without driving to the house?
Through dated photos sent on a set schedule, under the Sage Standard called Photo Updates. On a rehab, the photos worth the most are the ones of work a finished house hides: framing and blocking before drywall, and a shower's lining before tile.
You deal with one point of contact for the whole house, in English or Spanish, at 915-505-1323.
When can a rehab start after closing?
When three things are in place: the scope is approved, the permits the work needs are issued, and the materials are on hand. The start date is set from those three, not from a number of days.
The scope comes first, and the sooner the house can be walked, the sooner it is written. Permits come next: inside the City of El Paso, Sage pulls the permit for its own scope under its City of El Paso registration, LCCR26-00183, and trade work carries its own separate permits (El Paso Municipal Code 18.02.105.4). Finish work such as painting needs no building permit (18.10.040). An El Paso building permit expires if work does not start within six months of issue (18.02.105.23), so a permit is pulled when the house is ready to build, and the El Paso permit guide explains how long each permit lasts.
Materials set the rest. Anything ordered to size, such as semi-custom or custom cabinets, sets the date for the work that follows it, so those orders are placed once the scope is approved.
What if a house needs repairs, not a rehab?
Some houses need a list of fixes rather than a rehab, and each kind of list has its own page.
A rental that needs paint, flooring and repairs between tenants is a turn, and the page on unit turns and make-ready explains how one runs.
A house that failed a Section 8 inspection works against the housing authority's deadlines, explained on the page for Section 8 inspection repairs.
Repairs an appraiser called for on a VA or FHA loan, or that a buyer's inspection report turned into agreed repairs, are covered on the page for VA and FHA appraisal repairs.
A short list of small fixes on a house you own is a home repairs visit, priced on the phone.
Rehab questions, answered.
What should an investor require from a rehab contractor?
Four things, agreed before work starts: a written scope for each house, listed line by line; changes made only with your signature; dated photos sent on a set schedule; and one point of contact for the whole house. That is how Sage runs every rehab, under the Sage Standards called Written Scope, Changes You Approve and Photo Updates.
Does Sage find, buy or sell houses for investors?
No. Sage rehabs the house you own or are buying. It does not find, list, buy or sell houses for anyone, and it gives no opinion of what a house will sell for. In Texas, doing those things for another person for pay is real estate brokerage, which takes a license from the Texas Real Estate Commission (Texas Occupations Code 1101.002), and Sage does not hold that license.
