Roof Water, Walls and Yards

Where Roof Water Goes: Downspouts, Stained Walls and Flat Roofs

Updated

Roof water does its damage where it lands. A downspout aimed at a side yard that drains toward the lot line moves the problem next door, mud splashed from an eave blocks the weep screed or weep holes at a wall's base, and a canale throws a roof section's flow to one spot. Sage Intelligence plans each landing first.

The Work

The work in detail

A gutter in El Paso is built for the storm, not the drizzle. Most of the year a roof sheds almost nothing, and then a summer storm puts a season's worth of water on it in an afternoon. With no gutter, that water leaves the eave in a sheet, digs a trench along the drip line, throws mud onto the bottom of the wall and soaks the ground right at the foundation. A gutter gathers it and sends it to a few chosen spots the yard is planned around.

Sage installs seamless aluminum K-style gutters, formed from coil to the length of each run so the only joints are at the corners and the ends. The fascia is looked at first, because a gutter is only as solid as the board it hangs on. Then the gutter size, the hanger spacing, the fall toward each downspout and where every downspout lets go are written into the scope before work starts. Flat roofs behind parapets drain through canales and scuppers instead, and the roof side of those is on the roofing page.

Does an El Paso house need gutters with so little rain?

Yes, because the rain that does fall arrives at once: about 53 percent of El Paso's yearly precipitation falls in July, August and September, per the National Weather Service, in short summer storms rather than a steady season.

A roof concentrates that water. Everything that lands on it leaves along the eaves, so a house with no gutter puts a whole roof's rain into a narrow strip of ground beside its own wall, storm after storm. A dry year hides the damage. The first hard storm shows it.

Where should each downspout let go on an El Paso lot?

Where the yard can take the water and send it on, which on most lots means open ground that falls away from the house. A downspout aimed at a side yard that already drains toward the lot line moves the problem next door, so a narrow side yard usually gets an extension that carries the water out to the front or back of the lot instead. The rules on where yard runoff may go are on the hardscaping page: where runoff may go in El Paso.

A downspout over a driveway lands on the slab's surface, away from its edges and corners, with the slab's fall carrying the water off, because water dumped at a slab edge soaks the ground the slab sits on, as the concrete flatwork page explains. On pavers it washes the joints first, so that spot needs a hard landing, as the paver driveway section explains. A buried leader pipe only helps if its far end comes out somewhere lower. Each downspout's route is drawn on the scope before a hole is drilled for its strap.

Why is the bottom of my stucco or brick stained and the dirt washed out along the wall?

Often because the roof above it has no gutter, or a gutter that overflows at that spot. Rock and soil built up against the wall cause the same band from below, by holding water against the weep screed. Water falling from the eave hits the ground, throws mud and minerals back onto the lowest part of the wall and carves a trench along the drip line, and each storm makes the trench deeper and the band of stain taller. Washed-out soil also takes the fall of the ground with it, so the next storm pools against the foundation instead of running away from it.

The bottom of the wall is the part the code means to keep clear. A framed stucco wall ends in a weep screed at or below the foundation plate line that lets trapped water drain out (IRC R703.7.2.1), and anchored brick veneer drains through weep holes just above the flashing at its base (IRC R703.8.5 and R703.8.6). Mud splashed into either one blocks the way water is supposed to leave the wall. A gutter stops the splash at its source. A white, powdery bloom on brick or block is a different problem, efflorescence, and the yard side of the repair is on the landscaping page.

Does a flat roof with parapets need gutters?

Usually not along its edges, because a parapet roof drains through canales and scuppers that pass through the wall. What it often needs is a place for that water to land. A canale throws a whole roof section's flow to one spot, and a scupper can get a conductor head and a downspout so the water comes down the wall in a pipe instead of a stream. The roof side of canales and scuppers, the seals and the slope, is on the roofing page. Many El Paso houses mix the two, with a pitched porch or garage roof against a flat main roof, and the pitched part gets a gutter of its own.

El Paso Conditions

What this city does to this trade.

Spring wind pulls on every hanger

A long gutter run is a lever on the fascia, and El Paso wind, in spring and in a storm's outflow, works it back and forth. Hidden hangers fastened into the fascia at close spacing hold the trough to the board without the loosening that spikes driven through the face tend to show, and downspouts are strapped to the wall so they do not swing. How hard the wind blows here is on the roofing page.

Sun moves aluminum

Aluminum grows and shrinks with temperature, and a south or west gutter in an El Paso summer swings from cool morning shade to afternoon sun every day. On a long run that movement shows up at the end caps and the corner joints first, so the joints are sealed with a gutter sealant made for that movement and long runs are laid out with it in mind.

Caliche under the splash block

Ground that drinks fast and then stops is why a splash block alone is not always enough here. Where the soil at a downspout is shallow over caliche, or the yard falls back toward the house, an extension carries the water farther out, and the five-foot rule sets the minimum, not the target.

Photos of the roofline first

The next step is the complimentary consultation: send photos of each side of the house from the ground, including where water lands now, and Sage calls within one business day. Within 48 hours you get a preliminary project assessment, which is not a price and not a final answer, plus a render if the project is a fit. Pricing is a phone conversation with Sage. The paid on-site Feasibility Audit, with its fee given by phone, is a visual walkthrough with measurements, photos and written notes: the length of each run, the fascia as it can be seen, where each downspout can go and where its water will travel, the HOA color rule if there is one, and the permit path for your address. Scope Lock then fixes the scope and the investment in writing before work starts.

Permits for our scope

Gutters are not named on the City's list of work exempt from permit; the nearest item is ordinary minor nonstructural repair such as painting, papering, siding and similar finish work (El Paso Municipal Code 18.10.040, Building item 4). Whether a gutter job at your address needs a permit is settled at the Feasibility Audit, and where one is needed, Sage pulls it for its own scope under its City of El Paso registration, LCCR26-00183. Every project's rule is on Do I need a permit in El Paso?.

Changes you approve

Fascia is the one surprise a gutter job can hold, because rot behind old gutters shows only once they come down. Under Sage's Changes You Approve standard, if the board behind an old gutter turns out soft or split, the repair is written up and priced first, and nothing is added to the scope without your signature. Dated photo updates show the fascia, the hangers and the downspout routes as the work goes.

Questions

More on gutters.

Can a gutter go up on fascia that is soft or rotted?

Not on the bad section. A gutter full of storm water is heavy, and hangers driven into soft wood pull out, so a soft or split fascia board is repaired or replaced before the gutter is hung on it.
